Project Description

Beacon Capital Partners (BCP) is a private real estate investment firm with a 75-year legacy of successful real estate development, management, and transformation. BCP has a national footprint that covers 14 markets, with $14 billion of investment assets under management, and a portfolio spanning more than 29 million square feet. Pragmatic Professional Engineers served on the mechanical side of a business center upgrade project that included laboratory and office spaces served by rooftop air handling unit, heating hot water system and lab exhaust.

The HVAC tenant improvement project aimed and succeeded to create a controlled and efficient environment within the lab spaces to support various scientific research activities. The HVAC system was designed to meet the specific requirements of the lab, including temperature control, pressurization, ventilation, filtration, air changes per hour, and sequencing, while adhering to all relevant codes, safety, and environmental standards. This was a fast-track project so the equipment with longer lead times were selected in advance by working closely with the science team and equipment vendors.
