Lakehouse Commons is composed of two residenal buildings which share a common, mixed-use podium. The low-rise building offers affordable apartments while the high-rise, 27-story tower is composed of market-rate condominiums. The common podium includes a swimming pool along with retail and amenity spaces.

Pragmatic Professional Engineers performed in-house clash detection for the engineering trades by modeling the entire mechanical, electrical, plumbing, fire protection, fire alarm, and low voltage wiring systems in 3-dimensions. Clash detection was done in real-time, utilizing cloud computing which allows all engineering trades to “see” each other’s work during the entire design process.

By right-sizing the HVAC equipment that was shown on the bridge documents, the team substantially reduced the initial cost, physical footprint, and operatng cost of the HVAC systems.
