Project Description
Pragmatic Professional Engineers delivered an energy-efficient plumbing and process piping design for the Cuberg Building F expansion in San Leandro, CA. A key feature of the design was the integration of a cutting-edge electric heat pump water heater, aligning with sustainability goals while ensuring reliable operation for tenant improvement upgrades.
Pragmatic PE was responsible for the plumbing and process piping engineering design, focusing on the efficient supply of domestic hot and cold water, sanitary waste, and vent services, as well as a Clean Dry Air (CDA) distribution system. The design incorporated advanced heat pump technology to enhance the building’s energy efficiency.
The plumbing design included an electric heat pump water heater with an 80-gallon storage capacity and a 4.07 Uniform Energy Factor (UEF), chosen for its high energy efficiency and sustainability. This system supplies domestic hot water throughout the building, maintaining a storage temperature that prevents Legionella growth. With a recovery rate of 27 gallons per hour at a 90°F temperature rise, the heat pump provides a reliable hot water source while reducing energy consumption compared to traditional water heating methods.
A recirculation pump was also included to minimize hot water delivery wait times, ensuring occupants experience comfort and convenience. The pump is controlled by an aquastat, which activates the pump when the water temperature drops below 110°F and deactivates it when it reaches 120°F. This system optimizes energy usage and reduces unnecessary heat loss.
In addition to the plumbing design, the process piping scope covered the installation of a Clean Dry Air (CDA) system for 16 drop locations, providing high-quality compressed air for critical operations.
The project resulted in a high-performance, energy-efficient plumbing system that meets the operational demands of the facility while significantly reducing energy consumption. The integration of heat pump technology allowed for reduced utility costs and a lower environmental impact, aligning with Cuberg's sustainability goals.
